Option 1: Home-Only Financing (Chattel Loans)
These loans are designed specifically for the structure itself, making them ideal if you are buying a home to place in a community, on leased land, or on land you already own.
- Flexible Choice Program
- Loan Amount: Minimum $15,000 with no maximum limit.
- Terms: 10 to 25 years.
- Down Payment: Typically 15% down, though a 5% down payment is available for well-qualified buyers.
- Requirements: Must be an owner-occupied property. No mortgage insurance is required.
- Geographic Availability: AL, CO, FL, IA, IL, IN, KS, KY, MI, MN, MO, NC, ND, NE, OH, OK, PA, TX, UT, WI, WY.
- Standard Structure Program
- Loan Amount: Minimum $50,000 up to a maximum of $450,000.
- Terms: 20-year term.
- Down Payment: Standard 15% down payment (5% down option available if you qualify).
- Details: This is a full-documentation loan that places a standard lien (title) on the home. Interest rates vary based on your credit score and verified income.
- Community & Leased Land Program
- Details: Provides financing options for new or used, single or multi-section homes located in a community or on leased land.
- Geographic Availability: Available in all states except AK, CT, DE, HI, ME, MA, NE, NJ, NV, NH, RI, SD, VT.
Option 2: Land & Home Packages
If you want to finance both your home and the land it sits on together, these programs bundle everything into a single mortgage.
- Land/Home Real Property Loan
- Details: Secures your property and your home together under a single monthly payment. It closes as real property and may offer distinct tax breaks alongside land ownership.
- Geographic Availability: Available in all states except AK, CT, DE, HI, ME, MA, NE, NJ, NV, NH, RI, SD, VT.
- LandPlus Equity Program
- Details: This option allows you to utilize the equity in a property you currently own to cover your down payment, eliminating out-of-pocket closing costs.
- Requirements: The existing land must be fully in your name prior to closing.
- Geographic Availability: Available in all states except AK, CT, DE, HI, ME, MA, NE, NJ, NV, NH, RI, SD, VT.
Option 3: Permanent Foundation Loans (FHA & VA)
For homes attached to a permanent concrete foundation, you can access traditional government-backed financing with flexible credit guidelines.
- General Requirements
- Structure: Must be attached to a concrete foundation. There is no minimum square footage requirement (under 400 square feet is acceptable).
- Loan Amount: Minimum $50,000 loan amount.
- Credit Score: Minimum 580 credit score required.
- FHA Foundation Loan
- Down Payment: 3.5% down payment.
- Details: Offers flexible credit requirements and low interest rates. Includes a rate lock option for up to 90 days during construction.
- VA Foundation Loan
- Down Payment: 0% down payment.
- Details: Available for active-duty service members, veterans, or eligible surviving spouses. Offers low interest rates, requires no monthly private mortgage insurance (PMI), and includes a construction rate lock option.
- One-Time-Close Option
- Details: Combines your land purchase and the construction/installation costs into a single loan closing (available for FHA, VA, and conventional FNMA programs).
Option 4: Unsecured Consumer Financing
If you prefer a fast, flexible personal loan that does not place a lien or title restriction on your home, this consumer program acts like cash.
- Recreational Consumer Loan
- Loan Amount: Up to a maximum of $100,000 total balance per applicant.
- Terms: 12-year term.
- Down Payment: 0% down payment required (unsecured loan).
- Details: This program processes through a standard consumer portal under the RV/Trailer recreation category. It offers a quick turnaround time, with credit decisions typically delivered within 24 to 48 hours.
